A long floor plan, one long attic.
On a single-story ranch, the attic usually spans the whole house, so a main line can travel its length and drop down to each room that needs water.
“Our water heater is in the garage, so the new pipe would start there.”
The heater connection gets its own treatment.
The design guide's installation advice says PEX “may be connected directly to residential electric water heaters, if the local code and manufacturer’s instructions allow,” and that “Flexible metal water heater connectors may be needed in some instances.” At your heater, the connection follows the code the City enforces and the pipe maker's instructions.
“We'd hate to see the living room ceiling opened up.” and “There's a skylight over the hallway, and the shaft goes right through the attic.”
Both of those are route questions, and both are answered before a single opening is cut.
Some rooms can be fed through a wall they share with a closet or a bathroom, which leaves a finished ceiling alone. A skylight is the other direction: a shaft that is not fully sealed lets daylight into the attic around it, and a supply line laid alongside would sit in that light for years, so the route keeps its distance from the shaft or takes a sleeve through that stretch. Ceilings you want left alone and daylight you cannot see are the two things that bend a route here, and they get decided together on the first walk.

Central Arizona Sets the Sun Limit Printed on PEX
A design guide for home PEX systems, prepared for the Plastics Pipe Institute and the Plastic Pipe and Fittings Association, explains how makers set the time PEX may spend in sunlight: “Central Arizona is used as the basis of the exposure time limits, as it represents the worst case North American location for UV energy.” The limits a maker publishes are written for this part of the country.
The code printed on the pipe
PEX carries a material designation code, and the Plastics Pipe Institute says it “is required to be marked on all PEX pipe and tubing to indicate the level of chlorine resistance, as well as UV resistance.” In that code, the second digit is the UV rating: 0 means untested or below the minimum; 1 means one month of exposure; 2 means three months; and 3 means six months.
Light that reaches into an attic
The guide warns that “Indirect (diffused) and reflected sunlight also emit UV energy,” and that PEX left where sunlight reaches it after installation should be covered “with a UV-blocking sleeve or pipe insulation as approved by the pipe manufacturer.” In an attic, that means the stretches near gable vents or any opening that lets daylight in.
Why the ranch layout makes this matter
Arcadia's best-known houses are single-story ranches on large lots. A long, low house puts most of a repipe overhead, where the route runs for the length of the attic. The longer the attic run, the more of the job the rating, the sleeving, and the storage rules apply to.

The Plastics Pipe Institute lists typical ratings for PEX tubing such as 100 psi at 180°F, and it treats 140°F at 80 psi as the normal operating limit for household hot water. The maker's installation instructions set how the pipe is supported and protected along the way.
The design guide says PEX “should not be installed outdoors, unless they are buried in earth or properly protected from UV exposure.” Where a run has to cross outside, it gets that protection or a different route.
The guide says to “Ensure that cumulative exposure time to sunlight during storage and installation does not exceed the maximum recommended UV exposure limit as indicated by the manufacturer,” and to keep PEX in its original packaging until it is installed.
Additions with vaulted ceilings often have no attic above them. Those rooms are fed through a wall from a neighboring room or from the attic of the original house.
The residential code section reprinted in the guide sets the maximum horizontal support spacing for PEX at 32 inches, and says piping is supported to “prevent sagging, and allow movement associated with the expansion and contraction of PEX tubing.”
For wall routes, wherever PEX passes close to the face of a stud, a steel nail plate covers that spot, sized to the code the City enforces.
The design guide says to “Keep tubing a minimum of 12 inches vertically or 6 inches horizontally from sources of high heat, such as recessed light fixtures, flue gas vents, or heating appliances.” A route near the flue keeps that distance.
Boxes stored over the ceiling joists along the planned route will need to move, and a clear path to the attic hatch makes the day easier.
