Your Trusted Plumber in Sun City, AZ

AZ ROC Licensed #150707 Licensed, Bonded & Insured Serving Sun City & the Neighboring Sun Cities Repipe, Slab-Leak & Accessibility Experts Honest, Fair Pricing You Can Trust Family-Owned Since 2000

Sun City is special: the original active-adult community that Del Webb opened in 1960, the place that invented the idea of a town built for retirees. American Discount Plumbing knows what that history means for your plumbing, because the homes here were built in one era and are now reaching the same age, all hitting the point where original pipe, water heaters, and fixtures need attention at once. We are a family-owned, Christian company that has served the Valley since 2000.

These single-story homes carry decades-old galvanized, copper, and in the later-built homes polybutylene pipe, the slabs are old enough that under-slab leaks show up, and the people who live here deserve a plumber who explains the real choices and prices them fairly. That is exactly how we work: honest diagnosis, plain talk about repair versus replace, and a fair written quote before anything starts.

Three eras

The Three Eras of Sun City Plumbing

Sun City is unusual because nearly the whole town was built in a short window, so its homes are aging together and reaching the same milestones at the same time. The era a home was built in tells us a lot about its plumbing before we ever arrive.

01

Era 1: The Original Del Webb Homes (1960 to mid-1960s)

Neighborhoods:

The first model homes and earliest blocks near the original heart of Sun City at 107th Avenue and Oakmont, the homes that launched the active-adult idea in 1960.

What to expect:

Some of the oldest homes in our service area, now more than 60 years old. Expect original galvanized supply that corrodes from the inside and shows up as low pressure and rusty water, early copper, original cast-iron drains, and water heaters and slabs that have long outlived their design life.

Typical work:

Whole-home repiping in modern PEX, slab-leak detection and repair, water heater replacement, drain and sewer-line work, and accessibility fixture upgrades, all done with care for a longtime owner.

02

Era 2: The 1970s Build-Out (late 1960s to late 1970s)

Neighborhoods:

The bulk of Sun City's roughly twenty-six thousand homes, built as the community filled out before Del Webb moved on to start Sun City West in 1978.

What to expect:

Homes now 45 to 55 years old, with aging copper and, in the latest-built and re-plumbed homes, polybutylene pipe, the gray or blue plastic that becomes brittle and fails over time. Water heaters are well past their rated life and the very hard years have scaled tanks and fixtures.

Typical work:

Repiping to replace failing copper and polybutylene, water heater replacement and tankless conversion, slab-leak repair, pressure and expansion-tank work, and water treatment.

03

Era 3: Modern Updates and Re-Pipes (today)

Neighborhoods:

The steady turnover as original homes change hands and new retiree owners modernize them, happening across all of Sun City.

What to expect:

Older homes being brought up to date. The work is about replacing what has reached the end of its life and making the home safe and comfortable to age in, rather than chasing one repair after another.

Typical work:

Full repipes off galvanized and polybutylene, accessibility remodels such as walk-in showers, comfort-height toilets, and grab bars, tankless installation, water treatment, and new fixtures.

Local conditions

What Makes Sun City Plumbing Different

A few local realities shape most Sun City jobs. Knowing them is how we get the diagnosis right the first time.

A whole town built in one era, aging together

This is what makes Sun City unlike anywhere else we serve. Most of the town was built between 1960 and the late 1970s, so the homes are reaching the same milestones at the same time: original water heaters failing, pipe at the end of its life, and slabs old enough to leak. We know this stock intimately, so we can tell you what is likely going on in your home before we even open a wall.

Aging pipe: galvanized, old copper, and polybutylene

Sun City homes commonly have one of three aging materials. Original homes have galvanized steel supply that corrodes from the inside, causing low pressure and rusty water. Many have aging copper that develops pinhole leaks. And the later-built and re-plumbed homes often have polybutylene, the gray or blue plastic pipe used from the late 1970s into the 1990s that grows brittle and fails. We identify which you have and repipe in modern PEX when the pipe has reached the end of its life.

Slab-on-grade homes and slab leaks

Sun City homes are single-story and built on a concrete slab, with the water lines running underneath. After 50 or 60 years, those under-slab lines can develop leaks that show up as a warm spot on the floor, a spike in the water bill, or the sound of running water with everything off. We locate slab leaks precisely and fix them the right way for your home, whether that means a spot repair or a reroute.

Plumbing that helps you stay in your home

Sun City is built for people 55 and older, and most residents want to stay in their homes comfortably and safely as they age. We do the plumbing that makes that possible: converting tubs to walk-in showers, installing comfort-height toilets and grab bars, adding handheld showers and anti-scald valves, and lowering or updating fixtures. It is some of the most meaningful work we do.

Hard EPCOR water and old water heaters

Sun City is served by EPCOR rather than a city utility, and that water runs hard, in the range of about 7 to 12 grains per gallon. Combined with water heaters that are often decades old, that mineral load means a lot of Sun City homes are due for a new heater and would benefit from treatment to protect it and the fixtures.

What we see most

How We Help Sun City Homes

What we see most across Sun City, and how we handle it.

The original-home repipe off failing pipe

A longtime Sun City home has low pressure and rusty water from corroding galvanized pipe, or recurring pinhole leaks in aging copper, or brittle polybutylene that has started to fail.

We identify the material, then repipe the home in modern PEX, restoring full clean flow and ending the cycle of one leak after another, with the whole job quoted in writing first.

It is the signature Sun City job, because nearly every home here reaches this point.

The slab leak found and fixed

On a 50 or 60 year old slab home, an under-slab water line starts to leak, showing up as a warm floor, a high water bill, or running water with everything off.

We locate the leak precisely instead of breaking up the whole floor, then repair or reroute the line in the way that makes the most sense for the home and the budget.

It is common work on Sun City's aging slab-on-grade homes, and finding it early saves a lot.

Plumbing that lets a homeowner stay put

A Sun City resident wants to keep living at home but needs the bathroom to be safer, with a step-in shower instead of a tub and fixtures that are easier to use.

We convert the tub to a walk-in shower, install a comfort-height toilet and grab bars, add a handheld shower and an anti-scald valve, and make the home work for the way they live now.

It is the kind of aging-in-place work that matters most in a community built for retirees.

Straight advice

Straight Advice for Sun City Homeowners

A few things worth knowing if you own a home in Sun City:

Pavel Farcas replacing a bathroom vanity supply line in a Sun City home.

Find out what pipe you have

If your home still has its original galvanized pipe or has polybutylene, it is worth knowing before a leak forces the issue. A quick look tells us what you have and how much life is left, so you can plan a repipe on your terms rather than during an emergency.

Watch for the signs of a slab leak

A warm spot on the floor, an unexplained jump in the water bill, or the sound of running water when everything is off can all point to an under-slab leak. Catching it early keeps a small repair from becoming a big one.

Plan accessibility updates before you need them

Converting a tub to a walk-in shower and adding grab bars and a comfort-height toilet is far easier to plan calmly than to rush after a fall. If staying in your home is the goal, these updates are worth doing ahead of time.

Sun City Plumbing FAQs

If your home still has original galvanized pipe, aging copper with repeat leaks, or polybutylene, a repipe is often the smart long-term fix. We identify the material, give you a straight read on how much life is left, and quote a full PEX repipe in writing so you can decide on your terms, not in a panic.

Polybutylene is a gray or blue plastic pipe used from the late 1970s into the 1990s that becomes brittle and prone to failure. Some later-built and re-plumbed Sun City homes have it. We can check what your home has and recommend replacement if it does.

Common signs are a warm spot on the floor, an unexplained jump in your water bill, or the sound of running water when everything is off. Sun City's slab-on-grade homes are old enough that slab leaks happen, and we locate them precisely rather than breaking up the whole floor.

Yes, and it is some of our most valued work in Sun City. We convert tubs to walk-in showers, install comfort-height toilets and grab bars, add handheld showers and anti-scald valves, and update fixtures so you can stay in your home safely and comfortably.

Sun City is an unincorporated community served by EPCOR rather than a city utility. The water runs hard, in the range of about 7 to 12 grains per gallon, which scales water heaters and fixtures, so treatment is worth considering, especially with a new water heater.

Yes. We quote every job in writing up front, explain the honest choice between repair and replace, and never use scare tactics. Many of our Sun City customers are on a fixed income, and we treat that with respect.

Yes. Sun City West and Sun City Grand are separate communities near Sun City, and we serve them as well with the same retiree-focused work.
