The Three Eras of Peoria Plumbing

Peoria grew in distinct waves, and the era a home was built in tells us a lot about its plumbing before we ever arrive. Knowing these patterns is how we diagnose faster and fix the real problem.

Era 1: Old Town Peoria (1880s to mid-century)

Neighborhoods:

The historic core around Old Town, settled in 1886 and platted in 1897, including the homes in and around the North Side Historic District and the older stock near Grand Avenue.

What to expect:

Some of the oldest homes in the West Valley, with decades of mid-century housing layered around the original core. Expect aging galvanized supply that corrodes from the inside, early copper, cast-iron drains, and older sewer laterals. The City itself attributes many leaks and breaks here to older pipes.

Typical work:

Galvanized and aging-pipe repiping, supply and drain repairs, water heater replacement, fixture and shutoff updates, and sewer-lateral work. On older homes we repair and preserve where we can rather than tearing into the whole house.

Era 2: The 1980s–90s Growth Boom

Neighborhoods:

The wide band of family neighborhoods that filled in as Peoria exploded from about 12,000 residents in 1980 to over 50,000 by 1990 and kept climbing.

What to expect:

Slab-era homes now 30 to 45 years old, with original copper supply and water heaters well past their rated life. Peoria's very hard water has scaled tanks, valves, and fixtures, and recurring pinhole leaks begin to appear as the copper ages.

Newer slab homes, active-adult neighborhoods, and ongoing new construction. The plumbing is newer, but larger homes benefit from recirculation, the very hard water still calls for treatment, and the 55-plus communities need aging-in-place work as they mature.

Tankless installation and water treatment, recirculation, walk-in tubs and accessibility fixtures in the 55-plus communities, and full new-construction plumbing.

Peoria's treated water is very hard, around 13 grains per gallon from the Greenway plant and about 17 from the Pyramid Peak plant, with well water adding to the mix. There is even a north-versus-south split: north of Bell Road the supply leans on Colorado River water through the Pyramid Peak plant, while south of Bell Road it leans on Salt and Verde River water through the Greenway plant, with more well water in summer.
