A line item on a sale: the paperwork that starts the clock.

Buyers and sellers both notice that line. InterNACHI, the home inspectors' association, warns that owners of homes with PB might face higher premiums or be denied coverage, and that PB can lower a home's value or keep it on the market longer. Its advice is to replace PB before it fails. The next step is a price for the replacement.

“We've had two leaks in a year, both at fittings.”

Failures at the joints are the pattern this pipe is known for.

The chlorine and chloramine that disinfect city water can break polybutylene and its plastic fittings down over time, and the damage shows first where the pipe is under stress: fittings, sharp bends and kinks.

“I think we have it. How would I know what I am looking at?”

Color and flex narrow it down, and the pipe's printing settles it.

PB is most often gray, sometimes white, silver, black, or blue, and it bends where copper would not. Look at the water heater, under the sinks, and at the main shutoff where the line enters the house. Near fittings and bends, white patches on the plastic are worth noting: that stress whitening generally comes before the material breaks down.

Running new pipe means opening walls and ceilings in places. Drywall repair and paint are not part of our work; we refer you to a drywall contractor you hire directly. In homes built before 1978, we only take on work that leaves painted surfaces undisturbed. If a repair would need a painted wall opened, that part goes to a lead-safe certified contractor you hire directly; we do not perform or arrange it.

What new pipe leaves alone

New pipe does nothing for hard water. The scale on faucets and in water heaters comes from the water itself, and treatment is a separate job on our water treatment page. It also leaves the drains alone: polybutylene was a supply-pipe material, and the drain lines are a separate system.

What Polybutylene Replacement Costs in Phoenix

Every fixture the new pipe has to reach adds to the job, so a larger house with more bathrooms takes more pipe and more time. Long runs through an attic or down a long hallway add length, and a compact single-story plan takes less. The quote is written up once we have walked the house. If a visit ends with nothing done, the service fee is $75; go ahead with the repipe, and it does not apply.

On a repipe, veterans and owners aged 55 or more save 15%, and seniors, first responders and those in the military save 10%.

The settlement is closed

A national class-action settlement, Cox v. Shell Oil, once paid for PB leaks and replacements. The court approved it in November 1995 with an initial commitment of 950 million dollars. Its claim filing deadline expired in 2009, so today the cost of replacing polybutylene falls to the owner.

01 When to replace it

Waiting keeps the money in your pocket until the next failure. The catch is that a leak while you are away can run for hours before anyone sees it, and a leak inside a wall or ceiling brings its own repair bill. If you travel for weeks at a time, that risk carries more weight.

02 What your insurer says about it

Ask your carrier two questions before you set a date. The first is whether the policy would pay anything toward replacing the pipe, and only your insurer can answer that, because policies differ.
