Toilet & Faucet Replacement in Anthem, AZ

Toilets, Faucets, Stops & Supply Lines | Kitchen & Bath | Google 5.0 Rated

If a toilet has been refilling itself since spring, if the angle stop under a vanity has gone stiff and nobody wants to force it, or if this is the second fixture in the house to need attention inside a year, you're on the right page. Anthem went up in one run, and the small parts behind its fixtures went in with it.

The community opened in February 1999 and was finished by 2008. That means the stops, the supply lines and the fill valves in a given house are one generation of parts of one age, fitted within days of each other, and parts of one age reach the end of their working lives within a few years of each other too.

How an Anthem Fixture Visit Goes

1

Which community, and whether the others match

Village, Country Club, or neither, then whether the parts in the other bathrooms looked the same as the one that failed. Those two answers shape an Anthem visit more than the symptom does, and (602) 883-2787 takes them in that order.

2

The fixture opened, and what sits behind it

On a toilet, Pavel (Paul) reads the flapper, the fill valve, and the flush valve in turn, and checks the tank bolts and the supply line. On a faucet, it is the cartridge or the seats, and the aerator on the end of the spout. The angle stop underneath gets turned and watched while the fixture is apart, and what it does is reported to you before anything else is agreed.

3

Fitted, and the rest of the set written down

On a replacement toilet, the flange is checked, a new wax seal and closet bolts go in, the tank is set, and the supply line renewed. On a faucet, the deck is cleaned up and the aerator flushed through. Then the fixture is run, the joints watched dry, the old one leaves with us, and you get a written note of every other stop in the house and the condition each is in.

ANTHEM CONDITIONS

One Build-Out, One Generation of Fixture Hardware

Anthem is unusual in the Valley for having a start date and an end date. Del Webb opened it on February 27, 1999, Pulte carried it on from 2001, and the last of the 14,695 zoned homes was finished in 2008. About 78.5% of the housing here was built between 2000 and 2009, and the middle year is 2004.

What that does to the parts behind a fixture

A house built to a builder's schedule gets its small plumbing parts from one order, fitted by one crew, in the course of a week or two. The angles at the vanities are the same pattern, the braided supply lines behind the toilets came off the same pallet, and the fill valves in the tanks are usually one make throughout. That is invisible for the first fifteen years and plain afterwards, because a rubber seal and a plastic stem age on a clock, and a set of them fitted in the same fortnight runs down inside the same handful of years.

So the useful question on a second fixture call to one address is rarely about the fixture in front of us. A stop that has hardened in the hall bathroom went in on the same day as the seven others here. That is why the price for the neighboring part goes in front of you alongside the price for the one that failed.

Carry the failed part around the house and hold it up

When something small in this house gives out, keep it. The old fill valve, the old flapper, or the packet the replacement came in: whichever you have, take it with you and walk it into the other bathrooms. Hold it up against what is standing in each tank and see whether you are looking at the same thing twice.

Identical is the answer that matters. The same maker's name on the fill valve, the same shape of float, the same color of rubber on the flapper: that is one order of parts fitted by one crew in one week, and the one in your hand is simply the first of the set to give up. A house where the other tanks hold something visibly different is a house where somebody has already been through it, and the conversation is shorter. Say which of the two you found when you call.

SIGNS / WHAT WE HANDLE

Anthem Fixture Calls

“The toilet keeps topping itself up through the night.”

A seal that stopped seating, at one of two places.

The flapper is the small end of this and the fill valve the other. Both get read before either is changed, and the tank's water line is marked so the refill can be watched against it.

“The kitchen faucet handle has stiffened and now needs two hands.”

A cartridge is binding in its body, and in a house of this age its twins are in the other bathrooms.

Stiffness is the cartridge gripping where it should slide, and it arrives before anything starts leaking. It comes out and gets read, and whether the answer is a new cartridge or a whole faucet turns on what parts still exist for that model. Say which other handles feel the same, since they came off the same order.

“That is the second stop in this house to seize. How many more are going to do it?”

However many the builder fitted, is the honest answer, and you can count them this afternoon.

They went in together and have had the same water through them ever since, so the first to harden is a fair forecast for the rest. Counting them costs nothing, and it changes the quote: where several are the same age and the water is already off, the neighboring stop gets a price beside the failed one, and you decide how far to go.

“The toilet rocks when somebody sits down.”

The flange, or the floor around it.

A toilet that moves has loosened at the closet bolts or is sitting on a flange that has dropped below the finished floor. It comes up, the flange and seal are looked at, and it goes back on a new wax seal, shimmed and bedded so it sits still.

SERVICE IN THE CITY

What a Fixture Visit Covers in an Anthem Home

Toilets and faucets repaired or replaced, angle stops and braided supply lines renewed while a fixture is out, and the small parts inside all of them: flappers, fill valves, flush valves, tank bolts, cartridges, seats, aerators and wax seals.

Our toilet repair page goes further into the parts inside a toilet, the faucets, sinks and fixtures page covers faucet work in more depth, and the toilet installation page covers a straight replacement.

WHY PAVEL / ADP

What an Anthem Fixture Booking Takes Account Of

The appointment is set against the rulebook the address sits under, and where that community works to a shorter week, Pavel (Paul) says so when the date is being chosen.
Where a house still carries its original builder-fitted stops and supply lines, the ones next to the failed part are looked at while the water is off, and each gets its own price so the choice of how far to go stays with you.
Where an association's policy takes a date off the calendar, the work moves to another one and the holiday rate stops being part of the conversation.
Where a part will put the fixture right, the price for that is written beside the price for a replacement, so the choice stays yours.
The water is shut at the stop behind the fixture wherever that stop holds, so the rest of the house keeps running.

Fixtures, Windows and Fees: Anthem Questions

Still have a question? Call Pavel (Paul) directly and get a straight answer, no phone tree.

A price over the phone costs nothing. If a visit ends with nothing agreed, it is $75. Once work goes ahead, that $75 comes off.

Design review is about what shows on the outside of a house, and a fixture change shows nothing. If any part of your plan reaches an exterior wall, ask your association before booking the work.

For the working part of a morning. The old fixture comes off, the flange and floor get looked at, the new one is bedded and bolted, then run and watched before anybody signs anything.

It changes what gets replaced, and it is common enough in houses of this age that we plan for it. A seized stop is renewed with the fixture, and you hear the price for that before the wrench goes on it.

Usually the flapper, a rubber part that hardens with age and stops seating. A fill valve replaced once will outlast a flapper, so the two are read separately and only what failed is changed.

Yes, and it is the better use of a booking where the window is a narrow one. Tell us both fixtures at the quote so the parts come out with us.

In two of them, yes. The Village at Anthem's rules, adopted in October 2004, allow owner construction between 8 a.m. and 5 p.m., Monday to Friday, with no Saturday, so ask your association how it reads a fixture repair. The Anthem Country Club Community Association's vendor rules of April 22, 2015, name six days with no work at all: New Year's Day, Memorial Day, Labor Day, Thanksgiving, Independence Day, and Christmas Day. The same policy asks that vehicles park on the site or on the non-sidewalk side of the street.

Sunday is closed here, and holiday appointments carry a 25% surcharge. At a Country Club address, those six dates are off the calendar anyway, so the answer there is a different date and the surcharge question goes with it. The policy does carry an exception for “emergency services to perform immediate repairs, such as an emergency with any utility.” Say what has failed and whether the household has another working toilet.
