“I bought a new toilet. Will it actually fit?”
One measurement decides that, and you can take it yourself in about a minute.
The number to find is the rough-in, the distance from the finished wall to the floor bolts. Kohler's buying guide says to measure from the wall itself, not the baseboard, and lists 12 inches as the most common size, with 10- and 14-inch rough-ins also sold. A 12-inch toilet on a 10-inch rough-in will not fit against the wall. Compare that number with the rough-in printed on the new toilet's box or spec sheet in advance. If the box is still sealed, a store return is the simple fix.

Lift the lid and look for a stamp in the porcelain that shows gallons per flush. EPA says older toilets can use as much as 6 gallons a flush, while a WaterSense model uses 1.28 or less.

A chair-height bowl sits higher than a standard one, and for someone with sore knees or hips, that height counts for as much as the brand.

New tile or a thicker floor goes in, and the old closet flange ends up below the finished surface.
A standard wax ring may not bridge that gap. A flange extender or a taller seal brings the connection up to the new floor, set before the new bowl goes down.

The small valve behind the toilet may not have been turned in years, and some no longer close when someone finally tries.
It gets tried before the old toilet comes up. If it has to be replaced, that happens before the new toilet goes on.

The City of Phoenix has offered up to $75 from the city toward a labeled low-flow toilet of 1.28 gallons per flush or less, for single-family water customers, when the toilet it replaces uses 3 gallons or more. You apply yourself through myPHX311 with a printed receipt (handwritten ones are not accepted) dated within the last 60 days, a photo of the new toilet installed, and a photo of the old toilet's gallons-per-flush marking. Renters need a letter from the landlord approving the work, and the limit is two toilets per home. The city pays while funding lasts, so check the program at the time of installation, and photograph that marking before the old toilet leaves the house.

Clear floor around the toilet
The plumbing code Phoenix adopted wants at least 15 inches from the center of a toilet to a side wall or vanity, and 21 inches of clear space in front of it. A longer bowl eats into that front space, which is tight in a half bath with the door swinging in.
Scale in the tank
Scale from hard water builds on plumbing fixtures, the city's water report says, and in a toilet it lands on the fill valve and flapper. Both are replaceable parts, so scale there later does not mean another new toilet.
Four Choices to Make Before the Toilet Is Bought
01 Which toilet flushes best?
Start with the WaterSense label. EPA says labeled toilets are independently certified for both efficiency and performance, including tests of waste extraction and bowl cleaning, on 1.28 gallons or less. Among labeled models, pick one whose rough-in and bowl fit your room, since a strong flush does no good on a toilet that has to be shimmed out from the wall.
02 What height should it be?
The ADA standards, written for public restrooms, set the seat at 17 to 19 inches above the floor, measured to the top of the seat. At home, a quick test helps: sit on a kitchen chair you get up from easily and measure its seat height. The same standards place the toilet's center 16 to 18 inches from the side wall, a little more room than the 15-inch minimum in the plumbing code, which helps when grab bars are planned.
03 Round or elongated?
Kohler lists its round-front bowls at 25⅝ to 29¾ inches long and its elongated bowls at 28½ to 31⅝ inches. Elongated is roomier to sit on. Round-front leaves more of the 21 inches of clear floor in front of a small half bath.
04 Who buys the toilet?
