Two brackets, and a line at ten thousand square feet
Phoenix's zoning ordinance sets how large an accessory dwelling may be, and it writes the answer in two brackets. Section 706.A.8 allows, “For lots up to 10,000 square feet in net area: 1,000 square feet,” and “For lots over 10,000 square feet in net area: the lesser of 3,000 square feet or ten percent of the net lot area.” Net lot area is a figure on your own paperwork, and on this side of the city it is worth reading: the line falls between one street and the next.
A thousand square feet and three thousand are two different buildings
At the lower bracket, a casita is a room, a bath, and a kitchenette. At the upper one it is a house: a full kitchen, a bathroom or two, and somewhere to wash clothes. Hot water at the first is a short afterthought. Hot water at the second is a second system with a morning of its own.
So the question stops being which model
On a property like that, the tankless decision is not a model number on a data sheet. It is whether one unit carries the house and the casita, or each building gets its own. Both are ordinary answers, both get built here, and what picks between them is a count.
What the count is looking at
Distance first. A detached casita sixty or a hundred feet from the house is that much pipe for water that has to arrive hot at the far end, and a long run is a wait at that tap. Then the hours, because two households under one unit are two mornings that can land on top of each other. Then the wall, which has to suit the unit's clearances, a vent termination the maker allows, and a route out for the water a condensing model makes.
The count covers the lot
So, the fixtures are listed in both buildings, and what runs at the same hour goes down beside them; the distance between the two is paced, and the gas already reaching the wall each unit would hang on is checked against what that unit asks for. Where the supply feeding the house will not also carry a second burner, that is said at the survey, and it goes on the quote as its own line.
Attached or detached changes the pipe before it changes anything else
The same section of the ordinance allows an accessory dwelling to be either attached to or detached from the primary dwelling. Attached, the second kitchen and the second bath sit on the far side of a wall the house's own pipework already reaches. Detached, everything leaves the building, and the run is measured across the ground, which is the version that most often comes back as two units.
What a Tankless Job Includes on a Two-Building Lot
Three kinds of job: a conversion from a tank, a first-time install where nothing has hung before, and the replacement of an on-demand unit that has come to the end of its life. Gas or electric, with the fuel work, the vent, the condensate route, and the water connections each carrying their own figure. A new unit takes $300 off, and the installation takes 10% off.

What Brings a Two-Building Property to This Page
The first call has a set of drawings behind it. “We are putting a casita at the back, and the plans have to say how it gets hot water.” That is a question with two answers and the drawings are the place to settle it, because the choice puts a unit on a particular wall, sends a vent through a particular elevation, and decides whether a gas branch has to reach the second building at all. Answered early, it is a line on a plan. Answered late, it is a hole in finished work.
The second call comes from a casita that is already up. “The shower out there takes forever to come round.” Where the second building draws its hot water from the main house, the length and the size of that run set how long the wait is. The third call is a tank on its last winter in the main house, on a lot where a second building is planned or half-built. The tank is what is urgent, but the property is what gets sized: a unit bought for the house alone can turn out too small the week the casita comes onto it, and the count across both buildings is what stops that.
It Starts With a Walk Round the Whole Lot
What stands on the lot, and what is drawn for it
Every fixture in the main house, every fixture in the casita or on its plans, and what the two households run at the same hour. Where the second building is still a drawing, the figures come off the drawing.
The ground between the two buildings paced
The distance from the house to the casita, the route a run would actually take, and the walls each end offers. A wall has to suit the unit's clearances, the vent termination the maker's instructions allow, and a route out for the condensate a condensing model makes.
The gas side and the electrical side counted for both answers
What the existing gas branch is sized at and how far it travels, plus the spare capacity in each panel for a unit's controls or for an electric model. One unit and two units are counted separately, because they are two different pieces of supply work and they belong on the quote as two prices.
You end the day with the unit running and the far tap timed
Mounting, vent termination, condensate route and service valves go in together; the controls are set for the household that uses them, and the time hot water takes to reach the furthest tap is taken with you standing at it and written on the completion note.

It can, and where the two buildings sit close together, it often does. What decides it is the length of the run out to the second building and what the two households are doing at the same hour. A long run means the far tap waits while the water travels, and that wait is its own problem with its own fix.
It changes what is in it. The ordinance's lower bracket allows 1,000 square feet on a lot up to 10,000 square feet net, and a building that size tends to be a bath and a kitchenette rather than a second kitchen and a laundry. Fewer fixtures and shorter runs make a shared unit easier to justify.
Two walls, two vent terminations, two condensate routes on condensing models, and two gas lengths that each must be sized for their respective feeds. Each of those is a line on the quote, which is the reason the answer is worked out before anything is ordered.
It is the right week. Where the unit hangs, where the vent terminates, and how the gas gets there are easy to place on a plan and awkward to place once the walls are up, so a survey at the drawing stage is the one that saves the second visit.
Usually on an exterior wall of the casita, sited for the clearances the maker asks for, a vent termination the instructions allow and somewhere the condensate can go. A wall backing onto the bathroom and the kitchenette keeps the runs inside the second building short.
The unit comes off at its service valves; a solution is circulated through the exchanger until it runs clear, the inlet screen is cleaned, and the unit is brought back up and checked.
