Tankless Water Heater Installation in Desert View, Phoenix, AZ

Indoor & Outdoor Units | Screen Clearance Drawn at the Quote | Google 5.0 Rated

The call comes in one shape more than any other: take the tank out of the garage, hang an on-demand unit outside and get the floor space back. In Desert Ridge the plan the City adopted for this land has ruled the roof out and put a screen around whatever stands on the ground, so the outside of the house has fewer candidate spots than it looks like it has.

That turns the site visit into two measurements almost nobody takes: the clear distance between the face of the unit and the inside of whatever screens it, and the height at which the vent finishes inside that pocket. Both get drawn while the model is still open, because a descale and a heat exchanger come back out through the gap the installer went in through.

The Order This Runs In, and What Happens Inside the Screen

1

Call (602) 883-2787 and describe what already stands outside

Whether there is a screen wall, a gate, or an enclosure on that side of the house, what is inside it now, and which way it opens. After that, the busiest minute the household has and what heats the water today.

2

The enclosure measured before the wall is

Pavel (Paul) takes the inside dimensions of the pocket, the width of its opening, and whether anything in it is fixed down. A space nobody can stand square in is a space a heat exchanger cannot come out of.

3

Where the vent would finish, and what it faces at that height

Where the vent would finish, how high that is off the ground, what it faces, and what the maker's instructions require to be clear in front of it. At ground level, the screen is part of that geometry.

4

The gas and the condensate on the same drawing

What the meter already carries, what the new burner asks of it, the length of the run, and where the condensate route ends, since a condensing unit produces liquid the whole time it is firing and that liquid needs somewhere to go.

5

One written price with the clearance figure on it

Separate lines for the unit, for the gas, for the vent, for the condensate, and for any work to the screen, with the clear dimension in front of the unit written on the same sheet. The $300 off the unit and the 10% off the installation are shown where they land.

6

Hung, fired, and the access proved while somebody is still there

The last thing done is the panel: it comes off and goes back on with the screen closed, and the clear figure taken at the survey is checked against what the finished install actually leaves.

SERVICE IN THE CITY

The Tankless Jobs That Fit Behind a Screen

Conversions from a tank include the gas supply, venting, condensate routing, and mounting all at once. A straight replacement of a tired on-demand unit inherits a position already settled. Service on a unit still worth keeping means a descale at a flat $250, a fault code read off the display, and repairs whatever badge is on the front.

The offers behind that are $300 off a new unit and 10% off the installation. Sizing and model choice live on the parent tankless page and the service interval on the descaling page. In homes built before 1978, we only take on work that leaves painted surfaces undisturbed, so where a vent or a gas route means cutting into painted material, that cutting goes to a lead-safe certified contractor you hire directly; we do not perform or arrange it.

WHY PAVEL / ADP

The Measurements That Decide the Spot

The clear distance from the face of the unit to the inside of the screen is measured and written on the quote, because that figure decides whether a descale is a short visit.
The opening in the screen is measured too. A gate that swings, a lift-off panel and a fixed masonry return are three different answers about the next service visit.
The vent terminal is placed against the maker's clearances taken from the screen, since at ground level the screen is the nearest surface to measure from.
Where the pocket cannot give the clearance, an indoor position is priced beside the outdoor one.
Whatever already lives in that pocket is measured with the unit: an outdoor expansion tank, a pump cabinet, the utility meter. They share the space and the clearances.

The Plan for This Land Says Where Equipment Lives, and the City Adopted It

The two sentences

The Desert Ridge Specific Plan is the document the City of Phoenix adopted for this land, and the part of it dealing with residential architecture is blunt: “All groundmounted mechanical equipment and utility meters will be screened. No rooftop mechanical equipment will be allowed.” Two sentences, with no conditions inside them.

What the second one takes off the list

On a lot with very little side yard, the roof is the answer people reach for. Here it is unavailable, and knowing that at the beginning of a conversation is worth more than learning it at the end of one. What remains is a wall of the house, a screened position on the ground, or an indoor spot.

And what the first one adds

Anything that ends up standing on the ground outside arrives with a screen around it: an outdoor expansion tank, a recirculation cabinet, a unit on a pad, the gas meter. A screen has an inside face, and the distance between that face and the equipment is the space a person has to work in. It is fixed on the day the screen is built.

Why that makes a descale a placement question

A tankless unit is descaled via the isolation valves on either side, using two hose connections, a small pump, and a bucket, with someone standing in front of it for the duration of the cycle. Pulling a heat exchanger is in the same position with the cabinet front off and more room needed to draw the part forward. Neither is hard on an open wall. Inside a screened pocket, the pocket is the job.

And why the vent gets drawn at ground level

A unit standing on the ground vents at roughly chest height into whatever surrounds it. The maker's instructions set the clearances at that terminal in inches, and in an enclosure the nearest surface to measure those inches from is the screen. So the terminal and the screen's opening are drawn together while the position can still change.

SIGNS / WHAT WE HANDLE

Where the Unit Would Stand, and What Stands There Now

“Our pool equipment is already boxed in behind a block screen. Would a tankless unit fit in there with it?”

That is a tape measure question, and it is worth asking before the unit is ordered.

What matters is less whether it fits and more whether it can be worked on afterwards. Measure the inside of the enclosure, the width of its opening, and what is standing in there already. If what is left lets somebody stand square in front of the unit with the panel off, the spot is real, and a price can be written against it. If it does not, the unit belongs somewhere else and the quote should say so.

“Can we just put it up on the roof out of the way?”

The plan for this land answers that in six words.

“

“No rooftop mechanical equipment will be allowed.” It is a sentence in the Specific Plan the City adopted, and there is nothing in it to interpret. What that leaves is a wall, a screened position on the ground, or an indoor unit venting through the building, and all three get priced on what they actually offer.

“The unit outside throws an error code every few months and nobody has ever descaled it.”

Scale is the usual answer and clearing it has a flat price of $250.

A descale needs isolation valves either side of the unit, two hoses, a pump, a bucket and a person in front of the cabinet for the length of the cycle. Where the unit went in without those valves, fitting them is part of the work. Where it sits in an enclosure nobody can stand in, that is the part solved first.

Talk to the owner(602) 883-2787

Its words are “ground mounted mechanical equipment and utility meters,” and a unit fixed to the wall of a house is not standing on the ground. What is worth settling either way is whatever else sits at ground level on that side, because those items are named and they share the space a service visit needs later.

The answer is usually the opening and not the walls. A gate leaf that swings fully clear, or a lift-off panel where there is a fixed masonry return, can hand a person the room the built dimensions will not. Block work is a mason's job, and it is not on our price. What our sheet carries is the figure the space has to reach.

In practice, enough to stand square at the front of the cabinet with the panel off, with two hoses reaching a pump set on the ground and a bucket beside it. The figure is the maker's own service clearance plus the width of a person, and it goes on the sheet.

Out of the pocket, on a route drawn at the same time as the position and not found once the unit is fixed. Where that route has to pass through the screen, the crossing is a line of its own on the sheet, and the fall it needs is measured along with the clearances.

Waist height changes what the terminal faces and what its clearances are measured from. At ground level, the nearest surface is usually the screen, so the terminal, its height, and the screen's opening are drawn as one decision.

Call (602) 883-2787 and describe the side of the house you have in mind, screen and all. The survey puts a figure on the working space inside that enclosure, and the model conversation starts once that figure exists.
