Tankless Conversions for Sun City Homes

Here is the hinge. Census estimates for Sun City (2020 to 2024) count about 26,600 homes, and roughly two in three have two bedrooms; add the one-bedroom homes and about three in four have two bedrooms or fewer. A house of that size has a small, well-defined set of fixtures, and a small, well-defined busiest moment. That makes it unusually easy to say what a quote does not need to contain.

Many tankless jobs start as conversions from a tank. Once the tank is emptied and removed, a wall-hung unit takes its place or is moved to a better wall, and the gas supply, venting, and, for a condensing model, the condensate drain are fitted to it. Maricopa County's code exempts a licensed, like-for-like swap of a storage tank from a permit, but says the exemption does not apply to on-demand heaters of any size, so a tankless install here is permit work.

In homes built before 1978, we only take on work that leaves painted surfaces undisturbed. If a vent or gas route would need a painted wall opened, that part goes to a lead-safe certified contractor you hire directly; we do not perform or arrange it.

With a low-flow faucet opened partway, and cold water mixed in at the handle, the hot side can carry less water than the unit's starting point, and the burner stays off. Navien lists a near-zero minimum-flow option on some models; that, or a unit specified for it, settles a tap that leaves the burner asleep.

In a small house it can be the wrong end of the problem, because a bigger burner also has a higher floor to clear.

A unit is meant to cover the fixtures that run at once. In a two-bath home, that is often a shower and a sink, and the flow those two draw is simple to add up from their ratings. A larger unit than that peak brings more gas demand and more heating than the house will need.

Water sitting in the pipe cools while the unit is off, and the burner needs a moment to relight. Some models carry a small built-in buffer tank for exactly this. Navien describes its NPE-A2 condensing series as including one, along with a recirculation pump.

None of these are bad products. Each solves a real problem faced by larger households. On a two-bedroom, one- or two-bath home, they are worth looking at hard before they go on the page, because a quote is easier to read when everything on it is doing something.

A model sized for a household you do not have

The EPA sets a standard showerhead at 2.5 gallons per minute, a WaterSense head at no more than 2.0, and a WaterSense bathroom faucet at 1.5, compared to a standard 2.2. In a two-bath home, the realistic peak is one shower and one sink, which lands between roughly 3.5 and 4.7 gallons a minute depending on what is on the wall. A model chosen for a five-fixture peak is answering somebody else's question.

A recirculation loop on a short run

Recirculation earns its place when a tap sits a long way from the heater and the wait is real. In a single-story home of this size, the heater and the bathrooms are rarely far apart, and the pump, its return line and its controls are three items on the page. It is worth timing the wait at the far tap before the loop is agreed.

A second unit, or a unit cascaded with another

Cascading applies to houses and small commercial buildings whose peak exceeds what a single unit can cover. It has no business on a two-bedroom home, and it is worth saying so plainly, because it appears on quotes where a peak was assumed instead of counted.

A softener specified past the household

Treatment ahead of a tankless heater is often sensible. What is not is a unit sized for a family of five in a house of one or two people, because a softener regenerating on a schedule made for a bigger household is doing work nobody asked for. The setting and the size both follow the house.

What is worth keeping on the page

The service valve set, because every later descale runs through it. The gas run to the wall the unit will hang on, itemized separately. And the model's minimum firing flow written next to its rated flow, because in a house with water-saving fittings the low end is the number that decides whether a half-open tap wakes the burner.
