Toilet & Faucet Replacement in Sun City West, AZ

Toilet & Faucet Swaps | Your Cutoff Labeled Before We Leave | Google 5.0 Rated

There are two valves in the box at the end of your Sun City West driveway, eighteen inches apart, and only one of them is yours. The district's filed rules say so in as many words: the customer provides and maintains a private cutoff on the customer's side of the meter, and the company provides a like valve on its own side. They look much the same, and they belong to different people.

So the question here is which of the two you are entitled to touch, because turning the wrong one is the mistake made in an emergency by people trying to help. A tag settles that permanently, and it takes a minute to write.

The Stage That Matters Is the Handover

1

The district's rule, and what your own box contains

The filed tariff puts one valve on your side of the meter and one on the company's. Read out what you actually found in the box, along with the fixture and whether the new one is already bought, and (602) 883-2787 can say before the van moves whether this visit includes fitting a valve.

2

The fixture changed, and the valves met along the way

Pavel (Paul) works from the fixture outward. The stop behind it comes first, then the cutoff on the house side of the meter if the stop will not seat. Anything that fails is priced there, the new fixture goes in, and the supply comes back on slowly with every joint under an eye.

3

Labeled, named, and left working

Before he goes, the cutoff that carried the job gets a tag saying what it shuts, and the stops he opened get named on the invoice. Then he walks you from the tap to the stop to the cutoff, in that order, because that is the order you would use them in. The whole handover takes five minutes, and it is the part of the visit that is still working a year later.

WHY PAVEL / ADP

What a Sun City West Household Keeps After the Van Leaves

The cutoff that carried the work gets a label, so the valve has a name before anybody needs it in a hurry.
Every stop opened during the visit is tried in both directions and reported, so the house ends the day with a list of which valves turn and which have given up.
Where a stop or the cutoff fails, replacing it is listed separately on the quote, because those are the parts that decide whether a fixture swap stays a fixture swap.
SIGNS / WHAT WE HANDLE

Sun City West Calls, and What Each Leaves Behind

“The toilet fills itself for a few seconds every hour.”

A flapper or a fill valve letting by.

Water creeping past the flapper drops the tank level until the fill valve wakes up and tops it off. Pavel (Paul) reads the flapper, the seat it lands on, and the fill valve in turn, and fits a part where a part is the answer. The stop behind the toilet gets turned while he is there, because that is the valve you would want on a worse day.

“The kitchen faucet drips from under the handle.”

This is the one faucet complaint where isolation matters before the part does, because the water goes into the cabinet and not down the drain.

A drip at the spout runs into the bowl and waits for you. A drip from under the handle runs backward along the deck, past the escutcheon and into the cupboard, where it sits on the baseboard and on whatever is stored there. Reaching the cartridge means closing the stop under that sink and having it hold, so the stop is tried first and its condition goes on the invoice whichever way it turns out. A stop that will not hold is why the cutoff by the meter is part of this page at all.

“There is a valve out by the meter, nobody has ever turned it, and a supply line let go once with nobody knowing what to reach for.”

Those are one problem wearing two hats, and a label settles both of them.

Two valves sit in that box, and only one is yours, which is the whole reason a tag exists. It names what the valve shuts and which way it closes; the stops inside the house get named on the invoice the same way, and the household ends the day with a list it can hand to a neighbor or a house sitter who has not once lifted that lid.

SERVICE IN THE CITY

Fixture Work Across Sun City West

Toilets here get fill valves, flappers, flush valves, fresh seals, resets when the base has begun to move, and complete replacements at standard or comfort height. Faucets get cartridges, seals, aerators and sprayer hoses, or a new unit at a kitchen sink, a vanity, a bar sink or a laundry tub. Whichever it is, the small valve and the flexible line feeding it are examined during the same visit. The fixture that comes out leaves with us.

Fixtures we supply come with a warranty; on a fixture you supply, our installation is warranted, and the fixture itself is not. Our two parent pages take the fittings and the buying decisions further than a community page can.

The Valve You Are Left With

What the filed rules put in your care

Sun City West is unincorporated, and its water comes from EPCOR's Sun City West district under rules filed with the Arizona Corporation Commission. Among the paragraphs about service lines is this one: “Where service is being provided for the first time, the customer shall provide and maintain a private cutoff valve within 18 inches of the meter on the customer's side of the meter, and the Company shall provide a like valve on the Company's side of such meter.”

Two valves, eighteen inches apart, one on each side of the meter. The company's is the company's, and the same rulebook keeps customers away from it; the other one the rules hand to the owner twice over, to provide and to maintain, though whether one is buried at a given address is answered by going and looking. The same rules put everything else on the customer's side of the meter in the customer's care too, which is why the stop behind a toilet is the owner's item and gets priced as one.

Lift the lid and count what is in the box

Do this on a dry afternoon with nothing going wrong. The meter box is the rectangular lid set into the ground near the front of the lot, with a slot at one end that takes a long screwdriver. Lever the lid up, slide it aside, and look in without putting a hand near the meter itself.

You are counting and placing, nothing more. How many valves are in there, one or two? Which side of the meter does each sit on, the street side or the side heading off toward the house? Does the one on the house side carry a handle you could grip, a squared stem that wants a key, or nothing at all, which is a real and common answer. Turn none of them. Write down what you saw, put the lid back, and read it out when you call, because that inventory decides whether the visit includes fitting the valve the tariff says should already be there.

A valve without a name is half a valve

Here is the gap those rules leave open. A cutoff can exist, sit exactly where the rulebook says, and still be useless, because nobody knows which of the two it is. Maintenance in the sense the rules mean is a physical act somebody has to perform, and no plumber gets closer to it than on the day the water is off anyway.

What gets labeled, and what the label says

Two things carry a tag when the work is done. The cutoff by the meter gets one naming what it shuts, so the next person to open that box has something to read. Each stop replaced or opened during the visit gets named on the invoice, with a note of whether it closed cleanly. That is a written record of every shutoff in the house that has been proved in the last hour, and it costs nothing to produce.

That is the whole argument on this page, and it is why a toilet swap here ends with a walk out to the meter box and a pen.

Labels, Cutoffs and Fixtures: Sun City West Questions

Still have a question? Call Pavel (Paul) directly and get a straight answer, no phone tree.

Talk to the owner(602) 883-2787
American Discount Plumbing on a job in Sun City West.

What the valve shuts and which way it closes. On the cutoff by the meter, that is the whole house; on a stop, it is the fixture above it. Nothing decorative, nothing that fades in a meter box.

The rule places it on the customer's side of the meter and within eighteen inches of it, so the meter box and the ground just behind it are where to look. What you want is a handle or a squared stem on the pipe leaving the box toward the house, and it is the only one of the two valves there that is yours.

No. That valve belongs to the company, and the same rulebook keeps customers away from it. If the house has nothing of its own that holds, fitting one becomes the piece of work that comes first.

The rules put equipment on the customer's side of the meter in the customer's care, so Pavel (Paul) quotes it as the owner's valve. You decide whether it goes on this visit or a later one.

Talking a fixture through on the phone is free. A visit that ends with the fixture untouched is billed at $75, and that amount is deducted as soon as the work is booked for the same trip.

Yes, and it is the sensible way to buy the work. The supply comes off once, each fixture is listed separately on the quote, and every stop in the house can be tried and labeled while the water is already off.

It goes out with us, along with the packaging the new one arrived in. Disposal of the fixture that comes out is included in the work.
