New Runs, Extensions & Repairs | The Route Agreed Before the Trench | Google 5.0 Rated
If a gas fire pit is going in at the far end of a Sun City West lot, if a pool heater has been ordered and the gas has to reach it, or if a range or a dryer is moving from electric to gas, you're on the right page.
So the route arrives as a list before it becomes a trench: every point where the drawn line touches easement ground, what putting that stretch back would entail, and which of those crossings can be designed out with a pencil. Pavel (Paul) walks the lot and marks it.

Why a water rulebook shapes a gas job
Sun City West is unincorporated, and water reaches the houses here through mains that can run in easements across private lots. EPCOR's filed rules for this district, authorized by the Arizona Corporation Commission, set out what happens when something else is put inside one of them. A gas trench dug across a backyard is exactly the kind of work those paragraphs are written about.
What does not get put back
The paragraph that matters to a trench is about the day the utility needs to dig: “If it is necessary for the Company to excavate in an easement or right-of-way to extend or repair water facilities, the Company will not be responsible for the cost to replace or repair landscaping, fences, trees, shrubs, structures, etc. placed within the easement or right-of-way.”
Read it slowly. The paragraph settles money, and it settles it in one direction: when the ground is opened, the owner pays for what was sitting in it.
What that makes of a gas route
That turns an easement into something like a setback: a line on the lot that the design works around. A gas run is one of the few jobs where the route is a real choice, since the pipe only has to leave the meter and reach the appliance. Moving that path is a pencil stroke at the quote stage and a second excavation once it is in the ground.
So the route is drawn before it is dug, the appliance's final position is fixed with it, and any stretch that would sit inside an easement is raised while the line can still be moved. Where there is no way round, you hear what the district's rules would put on the owner in that ground, and the decision is yours.
Six Stages, and the First Three Happen on Paper
The appliance placed first
The route is walked before it is drawn, from the meter out to wherever the appliance will finally stand. Ring (602) 883-2787 to put that walk in the book, because those two points are the ends of everything that follows.
The lot's easements identified
The recorded easements on the property are from the documents the owner already holds for the lot. That is what tells us which ground carries consequences under the district's filed rules and which does not.
A route drawn around them
Pavel (Paul) picks a line between the meter and the appliance that stays clear of easement ground wherever the lot allows it, and keeps it out from under hardscape where he can. Where a crossing is unavoidable, it is marked as a crossing and discussed before it is priced.
The crossings counted and written down
Every point where the drawn route touches easement ground is listed on the quote as a crossing, with what it would take to reinstate that stretch if the easement holder ever opens it. A route with one crossing and a route with three are different pieces of paper before they are different trenches.
Pipe laid on the agreed line
The trench follows the route on the quote. Buried lengths go in polyethylene, the plastic gas pipe made to sit in the ground, and come back up to steel at each end through a transition fitting. Under a driveway or a patio, it runs through a sleeve, so the pipe can be reached again without breaking the slab. The joints are made, and the line is proved before any of it is covered.
Closed to the line that was drawn
The trench is backfilled along the agreed route, so what is in the ground matches what is on the paperwork. The run ends at a shutoff within reach of the appliance, and the appliance is connected to it, so the grill or the pool heater can be isolated later without touching anything else on the system.

How a Sun City West Gas Route Gets Decided
Four Gas Runs Sun City West Owners Ask About
“We want a gas fire pit at the back corner of the lot.”
The far corner is where easement ground tends to turn up.
The longest runs cross more of the lot, which makes them the ones that meet an easement somewhere along the way. The route is drawn, and the corner confirmed as reachable before the fire pit is ordered.
“The pool heater is bought, and the meter is on the other side of the house.”
A long run, sized for a big appetite.
A pool heater is one of the heavier gas loads a house can carry, so the pipe is sized for its rating, the distance it has to travel, and whatever else already runs off the same meter. The route is then chosen the way any other is, with the easement ground mapped first.
“We were told a line cannot go where we wanted it.”
A question of whose ground it crosses.
When a route is ruled out, the reason tends to lie in the ground it crosses. An easement is the common one here. The answer is a different line between the same two points, and it is drawn before anything is quoted.
Gas Work Across Sun City West
The work here is new gas runs, extensions off existing piping, repairs to house gas lines, and connections for ranges, dryers, water heaters, grills, fire pits, pool heaters, and standby generators. Gas leak repair has its own page.
Inside the house, the pipe is steel, run along joists or through a wall and dropped to the appliance with a shutoff at the end of it. Outside, a buried length is polyethylene with a steel riser at each end, finishing at a shutoff the owner can reach. Extending an existing branch is the smaller job where the pipe in the wall can carry the extra load, and the load sum decides that.
In homes built before 1978, we only take on work that leaves painted surfaces undisturbed. If a gas route would need a painted wall opened, that part goes to a lead-safe certified contractor you hire directly; we do not perform or arrange it.

Easements, Routes and Permits: Sun City West Gas Questions
Still have a question? Call Pavel (Paul) directly and get a straight answer, no phone tree.

They are recorded, and the documents that came with the property are where an owner finds them. Bring what you have, and the route is drawn against it.
The filed rules do not settle that. What decides it is the recorded easement for the lot, which is the document to read before the route is fixed. What the rules do settle is the money: the utility disclaims responsibility for the cost of replacing what was placed within the easement. So a crossing is a priced decision, and where the lot allows it, Pavel (Paul) takes the line around.
The easement in the rules above belongs to the water district. A gas service has its own arrangements, so where a route would run close to either one, Pavel (Paul) treats both as fixed ground and takes the pipe around them.
Yes. Sun City West is unincorporated, so Maricopa County's adopted code applies. Its administrative chapter also imposes a penalty for getting the order wrong: anyone who starts work on a gas system before the necessary permits are obtained is subject to an additional fee, set at twice the building permit fee.
Yes, where the meter and the existing pipe can carry both. The load is counted first and the existing run is measured against the new total; where the older pipe falls short, replacing a section is quoted alongside the extension.
The same way: a run from the meter to the pad, sized for the unit's rating and the distance, ending in its own shutoff. The route question is identical, because the pad sits out on the lot.
