In a Paradise Valley garage, where the tank stands gets looked at as closely as what failed on it. Thermocouples, gas control valves, heating elements, thermostats, relief and drain valves, anodes, and flex connectors are the usual items for repair. A new standard tank carries a six-year factory warranty. In the garage, the new tank is planned together with its stand height and the clear space around it.
A 1970s garage and a new tank
Census estimates put the median Paradise Valley home at a 1985 build year, and the 1970s produced more of the Town's houses than any other decade, about 1,085 of roughly 5,750. Picture a garage from that era with a shelf built over the tank. A new tank of the same gallons can differ in height or width from the old one, and a stand adds more, so the shelf, the ceiling, and the door track get measured before a model is picked.

A heater a car can reach is exactly what the checklist's impact item is written for. When the old tank comes out, the new one can go where a wall already shields it, or the floor in front of it is left clear for a curb or bollard.

Every tank has a first-hour rating printed on its label: the gallons of hot water it delivers in the first hour from a full tank. What the Town's Checklist Asks of a Garage
Paradise Valley builds to the 2015 editions of the residential, plumbing, and fuel gas codes, the ones the Town adopted for itself. The Town's residential plan-review checklist spells out two items for any appliance parked in a garage, and a gas water heater is one of those appliances.
Item one: the flame sits 18 inches up
The checklist reads: “Appliances having an ignition source shall be elevated such that the source of ignition is not less than 18" above the floor in garages.” Gasoline vapor is heavier than air and pools along a garage floor, which is the point of the rule. The same line exempts clothes dryers and appliances “listed as flammable vapor ignition resistant.” Many current gas tanks carry that listing, and we read the label of the exact model going in before deciding whether it needs a stand.
Item two: a car cannot reach it
The second item covers impact. An appliance in a garage or carport is to be protected from cars “by a curb 4" high and 3' deep, a minimum 3" steel pipe bollard installed a minimum of 18" below and a minimum of 44" above the finished floor in front of the equipment or a wall.” A tank tucked into an alcove behind a wall is already shielded. For a tank standing at the end of a parking bay, protection should be planned before the new heater is installed.
Those items come from a checklist used to review plans for new homes and additions; on a straight swap, the Town decides what applies.

Water in Paradise Valley comes from one of four providers, depending on the address. EPCOR's Paradise Valley district serves about 5,300 connections, largely from seven groundwater wells, and its 2024 report lists total dissolved solids at 430 to 490 parts per million. The hardness minerals among those dissolved solids drop out as a tank heats and become the layer on its floor. On EPCOR water, draining some of that layer off each year slows the build-up. On other providers, check that provider's own water report; the name on the water bill tells you which one.
