A room that already runs thin is telling you its developed length is long, and a tankless unit does not shorten pipe. The rating is spent by the time the water arrives. What the number on the box describes
A tankless heater's gallons-a-minute figure is measured where the water leaves the appliance, at a stated temperature rise. Everything after that point is the house. Each foot of pipe and each elbow, tee, and valve the water passes through takes a little of the push that was behind it, and the further a fixture sits from the unit, the less of the rating reaches it. A quote that names a flow but no fixture has answered half the question.
Developed length, and why it beats a tape measure
The figure the sizing method wants is developed length: the distance water actually travels along the pipe, following its real route, with an allowance added for every fitting on the way. It runs longer than the straight line across the house, often by a good deal, because pipe goes around corners, up through an attic and back down again. Two bathrooms that look equally far on a floor plan can be a long way apart by that measure.
Goodyear put the method in its own code book
Most cities leave the water-piping appendix as advice. Goodyear adopted it outright on the commercial side, in the plainest wording available: “‘Appendix B’ Rates of Rainfall for Various Cities, ‘Appendix D’ Degree Day and Design Temperatures and ‘Appendix E’ Sizing of Water Piping System are hereby adopted in their entirety.” The calculation behind a flow figure here is a published method with a name, and you can ask to see it applied to your own house.
Which is why the far bathroom picks the model
Size to the nearest shower and the quote reads well and disappoints at the other end of the house. Size to the farthest one and the number holds everywhere in between. That is the practical content of the whole method: work out the developed length to the worst-served fixture, read the model's output at the rise that fixture asks for, and let that settle the choice.
And when the far end cannot be reached
Sometimes it cannot, and then there are three honest answers, none of which is a larger heater. The unit can move closer to the fixtures that matter most, which shortens the run that counts. A dedicated line can be taken to the far bathroom and priced on its own. Or a recirculation option can keep the long run from starting cold each time. Each is a separate line with its own figure, and which one you take is yours to decide.

By walking the pipe, which the floor plan does not show. The route a supply line takes from the heater is traced, the fittings on it are counted, and the developed length falls out of that. It is often not the room that looks furthest away, because a line running straight through an attic can beat one that goes around three corners.
Condition, yes. Distance, no. A pipe of any age passes less as the run gets longer, and a modern trunk on a long route behaves much like an older one on a short route. The pipe's age is worth knowing; its length is what the sizing asks for.
