Tankless Water Heater Installation in Encanto, Phoenix, AZ
Gas Tankless Units | Side-Wall Installs | $300 Off a New Tankless | Google 5.0 Rated
Take the tank out of the house and hang an on-demand unit on the outside wall. On a pre-war lot here there is one strip of ground beside the house that can take it, and the gas service feeding the house runs somewhere under that same ground.
So the locate is arranged first and the wall is picked from what the marks leave. The utility's own installation conditions are the reason: nothing permanent goes over a pipeline, and a stand, a pad or a sump set in the ground is a permanent thing.

Three kinds of work sit under this page. Converting from a tank, which brings in the gas supply, the vent, the condensate route, and the mounting. Replacing an on-demand unit at the end of its life, where the wall is already chosen. And service on a unit that is still good: descaling at a flat $250, plus repairs.
A new unit takes $300 off, and the installation takes 10% off. Our tankless page covers models and sizing; the descaling page covers the service interval.
Where a house predates 1978, EPA rules require a lead-safe certified firm for work that disturbs painted surfaces in it. We do not disturb painted surfaces in a pre-1978 house, inside or out. Where a new vent means cutting into painted siding or trim, that part goes to a lead-safe certified contractor you hire directly; we do not perform or arrange it, and the plumbing follows once it is done.

The Side of the House, Question by Question
“Can the unit go on the side wall where the old vent already comes out?”
Sometimes, and a tape answers it before a catalog does.
The old vent tells you the tank was drawing on that wall, which is useful. It says nothing about what is running underground in front of it, and that is the part a locate answers. The wall gets chosen once the marks are down.
“There is a gas meter on that side of the house. Is that the spot, then?”
The meter is a clue to where the buried service runs, and that is a reason to keep the unit off that line.
The gas utility's installation conditions for Arizona put it as a flat term of the contract: “No permanent obstructions will be placed over the pipeline.” The same package asks that the property be “within 6 inches of final grade, with the gas line route clear of obstructions.” The meter marks the start of a route, and the unit and anything holding it up get located clear of that route.
“Could the meter move out to the property line and give the strip back?”
That option has been closed by the utility itself.
The same service requirements say, in one line, “Placement of a meter at the property line is no longer permitted.” They also set where the customer's own pipe finishes, with the houseline terminating “24” inches above ground level. On a narrow lot, the room for the unit is found in the ground that is left.
Marks on the Ground, Then a Wall
Seven to Ten Feet, and What Is Already Buried Under It
The width is on the record, district by district
The City's National Register nomination forms describe these neighborhoods in physical terms, including the space between houses. Campus Vista's records lots averaging “70 feet wide by 125 feet deep,” with “side yard setbacks ranging from seven to ten feet in most places.” Villa Verde's records lots “approximately 50 feet wide by 115 feet deep,” with distances between houses “at approximately 20 feet.” Los Olivos, at the far end of the same village: “Distances between houses vary slightly, but average approximately 40 feet.”
Which is why the answer changes by the block
Forty feet of separation makes the placement of an outdoor unit a matter of taste. Twenty feet makes it a choice between two walls. Seven to ten feet makes it arithmetic, because that corridor is shared with a gate, a hose spigot, a condenser, and whatever is buried beneath it. That is how the ground was divided when the blocks were platted, and it holds regardless of whether a house is listed anywhere.
And the utility has a term about that ground
Southwest Gas sets out the conditions for installing its pipeline facilities on a customer's property, and the first of them reads: “No permanent obstructions will be placed over the pipeline.” The same package asks that the route be clear of obstructions at final grade. A stand bolted down, a pad poured for a unit, or a sump set into the ground are all permanent things wanting the same strip.
One door the utility has closed
The obvious fix on a narrow lot is to push the meter out to the front line and reclaim the space. The service requirements answer that in a sentence: “Placement of a meter at the property line is no longer permitted.” The corridor gets planned as it stands.
What all of that leaves to settle, in order
The marks go down first, and how much of the strip they take is the opening figure. Then three more, taken with a tape on the day: the corridor at its narrowest, where the vent terminal would sit and what it faces, and where condensate can go. The model is named last, off those four answers.
How an Install Runs on a Narrow Lot
Call (602) 883-2787 and describe the strip beside the house
How wide it looks, what already stands in it, whether a gate crosses it, and where the gas meter sits on that side. Then how many showers run at once, and what the current heater is.
The buried service is located, then the wall is measured
A utility locate is arranged so the pipeline is marked on the ground before anything is fixed or driven. Pavel (Paul) then takes the corridor at its narrowest, marks the cabinet's footprint on a wall that sits clear of those marks, and walks the condensate route to its end.
You end the visit with the unit on the wall and the pipeline marks still showing on the ground
One written price carries the unit, the gas work, the vent, the condensate and the isolation valves, with the measured corridor on the same sheet. On the day the old heater comes out, the unit goes up on the marked footprint, the gas is made off and tested, and the vent is terminated where it was drawn. Then it is fired while you are standing there.

Walls, Corridors and Buried Gas: Encanto Tankless Questions
Still have a question? Call Pavel (Paul) directly and get a straight answer, no phone tree.

A tape and two minutes. Measure from the wall of the house to the fence at three points: the front gate, the midpoint, and whatever sticks out furthest. The smallest of the three is the number worth telling us.
Then the strip beside the house stops deciding the job and the vent route through the building takes over, which is a different set of questions with the same answer at the end. The locate still happens, because the gas has to reach the unit either way.
It marks buried utility-owned lines on the property so anything dug or driven stays clear of them, and it is arranged ahead of the work. A privately buried line, such as an old irrigation run, sits outside what a locate covers, so anything you know about is worth mentioning.
Only where the maker's instructions allow it and the ground is available. On this kind of lot, the ground is what is in short supply, and a poured pad is a permanent thing on a strip the utility's conditions want kept clear.
Somewhere that will take it. A condensing unit makes liquid whenever it runs. The route is drawn at the visit, and the price covers it, because a route running the length of a narrow corridor is different work from one finishing in a foot.
Often, yes. An on-demand burner asks for more gas at once than the tank it replaces, and whether the existing pipe carries it depends on the load already on the line and the distance the gas travels. That is worked out at the estimate.
Yes. Scale collects inside the heat exchanger, and how quickly depends on the water and the hours the burner runs. A descale is $250 flat, and the isolation valves fitted at the install are what keep that visit short.
