Gas work on an existing Ahwatukee house adds onto a system that is already there: a branch out to a fire pit, built-in grill or outdoor kitchen, a line to a new range, dryer, water heater or standby generator, a line moved for a remodel, or a leak repaired between the meter and an appliance.

One line on a home inspection report brings people here more than anything else: a note asking about bonding on the gas tubing. That item concerns the bond that ties the gas piping to the house's electrical grounding. If a gas branch is planned as well, tell us about the report item when you call, along with the appliance the branch will feed.
In homes built before 1978, we only take on work that leaves painted surfaces undisturbed. If a gas route would need a painted wall opened, that part goes to a lead-safe certified contractor you hire directly; we do not perform or arrange it.

Planning and Running an Ahwatukee Gas Branch
What the new line feeds, and the pipe near the meter
There is a fair chance you can answer the first question without us: go and look at the gas pipe near the water heater or the meter, and see whether any of it is flexible tubing in a yellow jacket. Sized, routed, and priced with the second trade named
The appliance ratings on the line are added and measured against the developed length from the tee to set the bore. The route is then chosen twice over: once for the shortest path, and once for whether it puts yellow CSST onto the system. Where it does, the bonding that follows goes on the quote as an electrician's line, with its own schedule.
Branch in, proved, then the two sign-offs
The branch is run in the material the route settled on: black iron or CSST above ground and polyethylene with a steel riser where it goes underground, and finishes at a shutoff at the appliance. Pressure goes on it and is held while the joints are still in view. Then the City's inspection, and where a bond was added, the electrician's part is its own sign-off on its own day.

What an add-on to a CSST-era system usually involves
The existing tubing is identified first, by jacket color and by the fittings at its ends, because that is what says whether the bonding rule is already in play on the house.
The new branch is sized based on the appliance ratings on the line against the developed length from the tee, and the route is then chosen twice: once for the shortest path, and once for whether it puts yellow CSST onto the system.
Where the branch can be black iron above ground and polyethylene below, the bond stays with whatever tubing the house already has, and the quote lists one trade.
Where the branch uses yellow CSST, the bonding conductor is an electrician's line on the quote, with its own visit and its own sign-off.
Either way, the finished branch is put under pressure and held with the joints in view, and it ends at a shutoff at the appliance.

Ahwatukee's CSST Years, and the Bonding Rule That Arrived With Them
Many Ahwatukee houses went up in the 1990s and 2000s. In ZIP code 85045, on the village's west side, Census estimates indicate that roughly 31% of homes were built between 2000 and 2009. Those are the years after CSST's approval, and the code caught up with it partway through.
When the tubing arrived
The International Code Council's own summary says corrugated stainless steel tubing “was invented in 1988 and gained approval for use in most of the United States in 2003.” A house piped after that can have CSST running from the meter to its appliances. Each maker's tubing comes with its own installation system; one maker, for example, requires anyone installing its CSST to complete the company's certification and be a qualified installer as the local code authority defines it.
When bonding was written in
The 2009 editions of the International Fuel Gas Code and International Residential Code added the requirement that “Corrugated stainless steel tubing (CSST) gas piping systems shall be bonded to the electrical service grounding electrode system.” The ICC explains the reason: bonding lowers “the voltage build-up on the CSST caused by unintentional energizing from outside sources such as lightning strikes.” A system put in before those editions were adopted may or may not have had a bond added. The ICC adds that the 2021 editions reaffirmed those requirements without modification, and that CSST can be protected either by the extra bonding connection or by a listed arc-resistant jacket.
What the bond is
Per the ICC, the bonding conductor is copper no smaller than 6 AWG, or the aluminum equivalent, attached to the gas piping downstream of the meter.
The add-on rule
The part that reaches a new grill or range line is this: “Existing steel or copper piping systems must be retroactively bonded when modified by adding yellow (non-arc-resistant) CSST to the system regardless of the length of CSST added.” A black-iron house that gains even a short run of yellow tubing gains the bonding requirement with it. Per the ICC, the same goes for a system built with arc-resistant tubing that later gains a length of yellow. On the west side's 2000s homes, that is the case to plan for.
Whose work the connection is
The conductor runs from the gas piping to the house's electrical grounding system, and making that connection is electrical work. The ICC lists landing points on the electrical side such as the service enclosure or the grounding electrode conductor. On our quotes, the electrical connection appears as its own line, listed for a licensed electrician to make.
Yellow Tubing, New Branches and Inspection Notes
“There's yellow flexible tubing coming off the gas pipe in the garage.”
That's CSST. The jacket color is the first clue to which kind.
Yellow is the standard jacket, and yellow is where the bonding rule applies.
“We'd like gas piped to a new fire pit, and the house went up in 2004.”
An add-on that may bring the bond with it.
If the new branch uses yellow CSST where it joins the existing pipe, the whole system needs the bond. If the branch is black iron above ground and polyethylene below, the bond question stays with the tubing the house already has. The quote shows which route was chosen and why.

It could. The ICC dates CSST's approval across most of the US to 2003, so an original 1980s system is more likely black iron, but tubing may have been added since for a new range, dryer, or water heater. A look at the pipe near each appliance tells you.
Some makers sell CSST in a conductive black jacket. Where the tubing is listed as arc-resistant, the code accepts it in place of the extra bond. If any part of the system is yellow CSST, the ICC says the arc-resistant tubing is bonded the same way as yellow.
On a rigid part of the gas system downstream of the meter: rigid pipe, a malleable iron fitting, a prefabricated manifold, or a brass CSST fitting, and not on the corrugated tubing itself. The conductor from it can be no more than 75 feet long.
No. The ICC says only a single point of attachment is required, regardless of the length or complexity of the piping system.
