Neighborhoods built in the same few years

Mountain Park Ranch broke ground in 1984 and had its first homeowners by April 1985; The Foothills followed with first owners in July 1988. Tankless units, and the scale they collect

Tankless conversions come up most often when a tank is due for replacement, and City of Phoenix water, at 10 to 17.6 grains per gallon according to Phoenix's 2025 water quality report, is hard on them. Scale builds up inside the heat exchanger, the unit starts short-cycling or throwing error codes, and flow at the tap drops. A descale flushes it out for a flat $250. A softener or scale-control treatment ahead of the unit slows the buildup; check your manufacturer's warranty terms for what they require. The City's plan puts the village core on Ray Road between 46th Place and I-10, and lists the Phoenix Tech Center, the Ahwatukee Foothills Towne Center, and the shopping plazas along Chandler Boulevard as its business anchors. The dental offices, cafes, and storefronts along that stretch need restroom fixtures and commercial water heaters, and the kitchens among them need grease traps.
