When a Newer Buckeye House Needs Its First Big Repair

These are the houses most likely to already have a replacement water heater or be due for one. Homes from the 2010s
Plenty of these still run on the water heater the builder put in. Some are past the six-year factory warranty now, and the question is whether to replace them before they leak or wait. Seepage around the base or a relief valve that keeps dripping tips the answer toward replacing it on your schedule instead of the tank's.
Homes built since 2020
Under a year or two old? Call your builder first. In Teravalis, Tartesso, and the other communities still adding homes, a leak in a brand-new house may be the builder's to fix. Once that coverage runs out, or if it leaves anything out, we can take the job.

The City of Buckeye says that depending on where you live, your water comes from one of three providers: the city itself, EPCOR, or Arizona Water Company. Each one publishes its own water quality report, and they are not the same.

Tartesso, Festival Ranch, and a Case for Reverse Osmosis
The city runs separate water systems for several communities, and their reports differ. In 2025, the Tartesso system showed arsenic levels ranging from 8.4 to 9.6 parts per billion, close to the federal limit of 10, and fluoride at around 3 parts per million. That fluoride level is below the enforceable limit of 4, but above the 2 parts per million level that triggers a notice about tooth staining in young children. The Festival Ranch system showed fluoride right around 2. The city's main, Festival Ranch, Sundance-Sunora, and Tartesso systems all reported no detectable PFAS and no lead.
None of that is a violation. But if you have young children, or you simply want lower levels of arsenic and fluoride in what you drink, a reverse osmosis unit under the kitchen sink, certified to reduce both, lowers them along with sodium and other dissolved salts. It treats only the kitchen tap, so it pairs well with a softener for the rest of the house.

Buckeye's Permit Rules for Water Heaters and Gas
Buckeye adopted the 2024 building codes on January 1, 2025, with an amendment that exempts like-for-like water heater swaps:
Water heater and gas line permits can be issued the same day through the city's online portal, which keeps most jobs moving. Gas permits are ours to pull, every new line gets a pressure test, and any permit a job requires is written into the quote.

Southwest Gas serves communities such as Verrado and Tartesso, and backyard grills, fire pits, and tankless conversions keep gas work busy here. The city's residential gas line checklist is specific, and in plain terms it asks for:
The numbers explain why. Many whole-house tankless units are rated near 199,000 BTU per hour at full fire, several times what a typical 40- or 50-gallon gas tank draws. Pipe sized for the old tank can starve a tankless unit, especially with a range, dryer, and furnace on the same meter.
A Note About Fire Sprinklers
Buckeye's fire code now requires automatic sprinklers in residential buildings, and some newer homes have a residential sprinkler system connected to the home's water supply. If yours does, mention it when you call. Some plumbing changes, especially near the main water line, need to account for it, and we plan around the sprinkler piping rather than through it.

Plumbing for New Buckeye Businesses
The city reports more than 10 million square feet of commercial development underway, and new restaurants and shops come with it. Buckeye's pretreatment program requires grease interceptors or traps at food-service businesses and inspects them. Toilet Rebates, and Who Qualifies
The City of Buckeye offers city water customers up to $100 per toilet, for up to three toilets, when a WaterSense toilet using no more than 1.28 gallons per flush replaces an older, higher-flow one. New construction does not qualify, so the rebate mostly helps in houses with pre-1994 toilets, and the fund is small and first-come, first-served. Arizona Water Company customers can get up to $100 for a WaterSense toilet plus up to $100 more when a licensed contractor installs it. Confirm the terms with your provider first; the programs change.

It depends on the rating, not the gallons. A larger tank with an equal or lower BTU rating for gas, or amperage for electric, and the same connections still qualifies for the exemption. A higher rating or any change to the connections puts the job back under a permit.
Look in the garage near the water heater or the main line for a softener loop, usually a pair of capped or bypassed pipes set up for a softener to connect to. If you find one, installation is simpler. If not, we can add the connections and a drain for the softener's discharge.
It is a warning worth acting on soon. The relief valve opens when pressure or temperature climbs too high, and a drip usually points to thermal expansion, a worn valve, or a thermostat problem. Do not cap or plug it. Call us to find the cause.
