A pot filler needs a cold line run up the range wall, and a refrigerator in a new spot needs its water line moved with it. Both are supply work, set during the rough-in, before the backsplash and cabinets go in.

What Phoenix Permits Mean for Your Remodel

Moving things needs a permit

Phoenix's list of work exempt from permit covers replacing fixtures and valves in place, and it says a permit is required for the relocation of any valves, pipes, or fixtures. A fridge line moved to a new wall is on the permit side, and so is a new pot filler line; a new faucet on the old sink is not. Some permits we pull ourselves; on other remodels the general contractor or the homeowner pulls one permit for the whole project.

Remodels uncover old pipe. Under the same city rules, replacing a defective concealed drain, waste, vent, or water pipe with new material counts as new work and requires a permit. If one turns up, we tell you what it means for the permit, and whether it is work we take on, before anything changes.

Under the plumbing code Phoenix adopted, a wider vanity still has to leave each sink at least 15 inches from its center to a side wall or the toilet, with 21 inches of open floor in front, and we check that against your layout before the stubs go in.

Historic districts

Phoenix's historic preservation review applies to exterior work on listed properties that requires a building permit. Interior work that does not affect the exterior does not need the Historic Preservation Office's approval, though the city notes the building official can refer a case for that call. A kitchen or bath remodel that stays inside usually falls outside that review.

Six Decisions That Make Remodel Plumbing Go Smoothly

01 Hire the plumber yourself, or through the GC?

Either works. If a general contractor runs the project, they set our dates with the other trades. If you are managing it yourself, you are the one lining up the trades.

02 Keep the drains where they are?

Our remodel work keeps the drains in their current locations and connects the new fixtures to the existing 1½- and 2-inch lines. A layout that moves a sink, tub or toilet drain is outside the work we take on, so it is worth knowing before the layout is final.

03 Pick the fixtures before rough-in

Shower valve bodies, wall-mounted faucets and some vanities set the rough-in heights and positions. Choose them first, so the stubs land where the fixtures need them.

04 Replace the old supply pipe while the walls are open?

An open wall is the easiest access you will ever have to the pipe behind it. If the supply lines in the room are old, swapping that section for PEX during the rough-in avoids having to open the same wall later. Our whole-home repiping page covers the larger version of that job.

05 Is the water heater due too?

If it is, a remodel is a convenient time to swap it in its current spot. Phoenix exempts an in-kind water heater replacement by a licensed contractor in a one- or two-family home from permits, and our water heater installations are 10% off.

06 Buy the fixtures, or have us supply them?

We install either. On a fixture you buy, our installation is warranted, and the fixture itself is not; one we supply comes with a warranty.

Yes. Send them the fixture list and spec sheets, and quote anything in the plans that is outside our work.

Yes. When a range is moving with the sink or pot filler, the gas and water lines can be routed during the same rough-in by the same plumber.

Yes, in the ordinary case. The lines to the room being remodeled are capped, so the other bathrooms and the kitchen sink continue to work.

Not with us. A toilet needs a larger drain than a sink or shower, and relocating toilet drains is outside the work we take on. A new toilet in the existing spot is no problem.

Yes, while the cabinets are open. A new faucet on an old stop is only as good as that stop, and swapping it now is simpler than after the new vanity and counters are in.

Once the stone is in place. We install the undermount sink under the counter, and the faucet and drain are connected at trim-out.
