Arizona's Board of Technical Registration puts it plainly on its own home inspection page: home inspectors are generally not licensed contractors, and they will recommend having a contractor inspect a specific system, leaving it to you whether to follow that recommendation. Two things this visit does not do

It does not find a hidden leak. Locating one inside a slab, a wall, or the yard is specialist work, and a partner company locates before we repair. It is also no code compliance check, which the Arizona standard does not require an inspector to report on either, because a statement about code belongs to the jurisdiction enforcing it. What we can tell you is what a repair would take and what it would cost.

The Phoenix Facts Behind the Summary

The pressure range the city publishes

The city publishes an acceptable range of 40 to 100 psi, drawn from its Design Standards manual for Water and Wastewater. It also says it does not regulate pressure beyond the meter on the customer's side, and that a private pressure regulator is the owner's responsibility. Phoenix Water Services repairs leaks, broken pipes, and mains on the city or street side of the meter, and names the meter as the line separating city property from private. Everything past it belongs to the owner. For a buyer that decides who pays for a wet spot in the front yard, we note where your meter sits and what the ground around it looks like.

Exposed pipe, and the winter that barely happens

The city's plumbing tips single out exposed pipe, PVC above all, as the plumbing that extreme temperatures punish hardest, and in Phoenix that means sun rather than frost. Insulation, a relocated run, or a replaced hose bib is what comes out of that part of the summary.

The sewer line stays an open question

Phoenix makes the property owner responsible for the sewer line from the house to the city main and for repairs to broken service lines only within the public right-of-way. A walk-through leaves that buried line unanswered, and the video that would answer it goes through the company we use for that work. Booking that with them is a separate call, and one worth making before you close on an older house.

No. A certified home inspection in Arizona follows a written standard the Board of Technical Registration has adopted by rule, and the inspector passes a national exam and carries errors-and-omissions coverage or a bond. This is a licensed plumbing contractor looking at the plumbing. Plenty of people book both.

The Arizona standard does not require an inspector to operate any valve other than a water closet flush valve, a fixture faucet, or a hose faucet. That is a deliberate scope line. Turning a main house valve carries a risk that belongs with the trade that can fix it, so we turn them.

When the schedule allows it, yes. Same-day visits are available Monday through Saturday, 7 a.m. to 7 p.m. Tell us the inspector's window when you call.

Plan on part of a morning or an afternoon for a single-family house. Somebody with keys needs to let us in and reach the water heater, the house valve, and the cabinets; after that, you are welcome to follow along or leave us to it.
